The LPAs support the implementation of the existing planning permissions and strategic masterplan relating to the strategic development proposals for the Sherford new community. Provision is made for 5,500 new homes (4,254 of which are anticipated to be delivered within the plan period) and 67,000 sqm. of employment floorspace. Any significant changes to the approved schemes will need to be supported by a revised strategic masterplan.

Development Progress
- Outline consent granted 2013
- Two significant S73 applications in 2017 & 2018
- Phases 1.1, 1A, 1B & 2D under construction– 2035 homes consented, 1000+ commenced, and 864 occupied.
- First phase of the Western Neighbourhood Primary School completed with the second phase now under construction.
- Main Street is now open, and the 2nd phase of the HQPT link is in operation (including upgrades to Deep Lane and Stan X completed.)
- Reserved Matters Approval for a 14ha Business Park.
- Leisure Centre has been given consent.
- Community Trust has been established and are preparing a business plan.
- 8.5ha of Community Park open, 95.8ha consented.
Plymouth City Council Next Steps
In collaboration with South Hams District Council and Devon County Council, to support delivery of:
- Phase 3A/B to be approved Summer 2024 (circa 1100 homes + Eastern Local Centre)
- Western Neighbourhood Local Centre application expected 2024
- Reserved Matters application operator taking up land on 8ha of land within Plymouth and South Devon Freeport area allocated within the Sherford employment zone expected 2024
- Leisure Centre construction to commence
- S106 compliance + delivery of community facilities (GP surgery, pharmacy, police hot desk, youth centre)
- Exploring any funding opportunities for infrastructure
